Overview

Thies & Talle Management, Inc. offers excellent benefits to our employees. Some of our benefits are offered at no cost to the Employee. Other benefits are voluntary and participation requires the employee pay all or a part of the premium. The following benefits are available to regularly scheduled employees who work 30 or more hours per week.

Insurance

Term Life Insurance: $20,000 Term Life Insurance- Accidental Death and Dismemberment (Life insurance will decrease at age 65). These benefits are provided by Thies & Talle at no cost to the employee.

Short Term Disability: These benefits are provided by Thies & Talle at no cost to the employee.

Long Term Disability: These benefits are provided by Thies & Talle at no cost to the employee.

Voluntary Dental Coverage: Employees may purchase dental coverage for individuals or family through Delta Dental. Dental Care Coverage becomes effective the first day of the month following 30 days of employment.

Voluntary Term Life Insurance: An employee may choose to purchase additional term life insurance (from $10,000 to $300,000) individually or (from $10,000 to $150,000) a spouse. You may purchase coverage for children (ages 14 days of age to six months, $500; and from age 6 months to age 23 years $10,000). The premium will be based upon age and amount of insurance.

Voluntary Flexible Spending Accounts: In addition to our other benefit plans, Thies & Talle offers a flexible spending account for unreimbursed medical expenses and dependent day care. Participation in this program allows employees to set aside money from wages to cover medical expenses such as co-pays, deductibles, non-covered expenses or dependent childcare. Each pay period, the designated amount is deducted from that period's paycheck in the same manner as voluntary premiums. The designated amount is deducted from the paycheck before Federal, State and FICA taxes and reduces your tax burden.

401K

Voluntary 401(k) Program: Thies & Talle Management, Inc. provides an employer-sponsored retirement program through a 401(k). Employees are eligible to participate in the 401(k) program upon completion of one year of service and at least 1,000 hours worked. Thies & Talle Management, Inc. matches 50% of the employee’s first 5% of contributions.

Thies & Talle Management reserves the right to modify, amend or terminate any of the benefits outlined at any time.

Leave Benefits

Vacation Schedule: Full-time employees earn vacation on the following schedule: 12 days vacation is accrued through the 4th year at the rate of 4.00 hours per pay period. 17 days of vacation will be accrued after 5 years, and 22 days after 10 years. This vacation schedule applies to regular full-time and regular part-time employees who work more than 20 hours a week. For employees who work less than 40 hours per week, the leave is prorated.

Sick Time: Accrues at 2 hours per pay period with a maximum of 72 hours is received and carried over to the next calendar year. This applies to regular full-time and regular part-time employees who work more than 20 hours a week. For employees who work less than 40 hours per week, the leave is prorated.

Employee Bonuses

At Thies & Talle we work hard to foster a working environment where everyone’s contributions are acknowledged and rewarded. Achieving goals is a reflection of the service our residents are receiving and their overall satisfaction in the community they call home. In life, many of us have received a special bonus for reaching a goal. The sense of pride and accomplishment upon receiving a bonus and reaching a goal is a wonderful source of motivation. Here at Thies & Talle we understand that it takes more than one person to successfully rent an apartment, or to successfully manage a community. It takes a team! For this reason, we offer bonus programs to all of our property staff. Property Managers, Leasing Specialists, Caretakers and Maintenance Technicians are eligible for our No Lost Rent Bonus that is given out when an apartment is successfully made ready so a new resident is able to move into the home without a single day of rent being lost. Property Managers and Leasing Specialists are eligible for Leasing Bonuses for the successful leasing of apartments. Property Managers are eligible for Quarterly Bonuses based upon the Collected Rental Income and also Renewal Bonuses based upon the number of residents that renew their leases. At Thies & Talle we set realistic goals and want you to achieve your bonus potential. We believe that achieving bonuses is a reflection of a well-managed property and a cohesive management team serving our residents.

Upon acceptance of employment, a detailed benefits information package will be provided. In order to participate new employees complete the enrollment forms for each benefit. Enrollment is voluntary and includes medical, life insurance, or dental programs. Premium payments are deducted from paychecks before payment of federal, state or FICA taxes. This method creates a tax savings for most employees; it also reduces the amount of FICA (Social Security) taxes paid.
